Since the general contractor is doing the hiring that means that you do not have a contract with all of those individuals, the general contractor does. The subcontractors are only under contract to him and the general contractor is responsible for paying them. You only have a contract with the individual that you hire and he will adjust his fee accordingly for how much construction is needed.

To earn this fee the general contractor manages and schedules all the subcontractors and ensures that the project runs smoothly. He provides pay, supervision, dumpsters, insurance, and restroom facilities for all of the workers that he hires. The contractor makes money by charging you for the construction and marking up the price of the materials.

The general contractor is often referred to as a generalist and the workers he hires are specialists. If you need to fix just one specific thing in your home then you would hire a specialist. This is important since not every guy who advertises construction work will have the licensing and expertise for the task that you need.

For example if you need electrical work done then the specialist you’re looking for is an electrician, a plumber would not have the licensing to help you at all. It is much safer for you legally to always work with licensed specialists or generalists that hired licensed specialists.

There are several clues that will tell you the person you are talking to is unlicensed or potentially a scam artist. Unlicensed contractors usually sell their services door to door and claim that they just worked on a job in the neighborhood and noticed that you need some work done too.

The person may want to rush you into a decision, like offering discount services if you sign the contract now. Some states require that contractors list their license number on their advertising, contracts, and vehicles. If that is missing, it’s a red flag.

If you see a license number in a bunch of ads and it looks different from the others, it probably isn’t valid. If a contractor is only willing to give you a PO Box or cell phone number, this can be a sign that he’s ready to change both to avoid you later. But most of all, unlicensed contractors often ask for most or all of the money up front. No reputable person conducts business this way and you should be very wary.
